The Renting Process

Finding your ideal property is exciting, and we will attempt to get you in there as soon as possible. Of course, terms need to be agreed upon between you and the landlord, including negotiating a deposit (usually around six weeks rent), payment of the first month’s rent, and any administration fees required.

We will also need to carry out reference checks. To do this, we will require you to provide the following information:

  • Valid identification, such as passport or driving license.
  • Proof of current address.
  • Employment details.
  • If self-employed, accountants’ details.
  • Bank details.
  • Current landlords’ details.

A tenancy agreement will only be signed once satisfactory reference and credit checks have been obtained.

Unless it is a corporate letting, tenancies are usually issued on an Assured Shorthold Tenancy basis. Rent payments are due in advance and every month. Your deposit will Get held either in our client account or under the Tenancy Deposit Scheme (TDS).

Having signed contracts, an inventory check will be carried out when your tenancy commences. An independent inventory clerk will do this. They will meet you at the property to go through the inventory check together, record utility meter readings, and list any work required. Completion, they will hand over the keys, and your tenancy will commence.

Tenant’s Responsibilities

As a tenant, you are responsible for paying utility bills, including gas, electricity, water, and TV licence. You’re also responsible for paying council tax on the property. You are to maintain the property in good order, including the garden and outside area. You are to make rental payments at the agreed amount and frequency stated in the tenancy agreement.

If your landlord uses a property management service, you will get given details of your property manager. Otherwise, you will deal directly with your landlord and should be given their details. On completion of the tenancy, we will conduct a checkout inspection, during which we will collect the keys and arrange for your deposit to be returned.
